Viewings

Properties Must be Viewed prior to Applying.


Viewings are by appointment only Monday- Friday between 10:00am to 3:30pm 


TO VIEW A PROPERTY -

  1. Select Available Rentals tab at top of page
  2. Find Property you are interested in
  3. Click View Details, on the property info page
  4. Click Contact Us
  5. Complete the form with phone and email, in message field type showing request
  6. Automated email will provide a number for you to text in a photo ID and selfie - upon receipt a showing invitation will be sent with available dates and times for you to select a time convienent for you


Day of appointment you will receive a text message asking you to confirm your appointment - respond with Confirm or Deny = Failure to do so results in automatic cancellation by the system

Application Criteria

We rent to any qualified person in accordance with all federal, state, and local fair housing laws. Each rental application will be evaluated using the standard criteria below, which includes occupancy limits, household income, credit history, rental history, and criminal background. Please have every adult that will be living in the house or apartment complete an application. With your application you will need to submit a copy of your government issued ID (driver’s license), Social security card (or ITIN), 2 Months’ Current Pay Stubs/Proof of Income and a Utility bill showing name and mailing address. We charge a non-refundable processing fee to process each individual application. Once all information has been submitted with payment, we can start the application process.


Incomplete Applications will NOT be processed – Do Not use N/A or leave blank areas – if you don’t have information required on the application then write in “DON'T HAVE”.

GUIDELINES/CRITERIA

  1. Occupancy Limits – The dwelling size will determine the maximum occupancy rate – Generally, the maximum occupancy per home or apartment is two (2) persons per each bedroom plus one (1) additional person (Except for a studio apartment where the maximum is two (2) persons)
  2. Income/Employment – Applicant must be able to provide proof of income that is legal, verifiable, and paid directly to the applicant. Depending on the property a combined net income of 2 1/2 or 3 times the rent is preferred. Acceptable forms of proof of income are as follows:
  3. 2 months of current pay stubs that reflects year-to-date income.
  4. Bank statements that reflect consistent, equitable and pre-scheduled deposits
  5. If unemployed, applicant must provide other source of verifiable income (some examples - investments, trust funds, pensions, alimony child support, social security)
  6. Rental History – Applicant(s) must have FIVE (5) years of verifiable rental and/or payment history from a landlord, apartment community or mortgage company, (including a prompt payment record and compliance with community policies). Reference information from family members or friends will not be considered.
  7. Credit Requirement- The management company uses a credit screening service to evaluate your credit. Your credit report contains information about you and your credit experiences including your bill paying history and the number and type of accounts you have, late payments, collection actions and outstanding debt, etc, A credit report will be processed on EACH adult applicant
  8. Criminal and Eviction History - A background check will be run on each applicant. Applications with reported criminal background findings may request to receive instructions for requesting an assessment through the management company appeal process. The application will be considered denied unless the applicant requests an individualized assessment within 30 days of their declined results.
  9. DENIAL - An Applicant will automatically be DENIED for the following reasons:
  • Applicant has an eviction.
  • Any unresolved debts from another landlord (unless debt is proven to be paid prior to approval of rental application-  proof of payment required)
  • Inability to verify income or perform/obtain credit/background screening reports
  • Falsification of any information on the rental application


In the event applicant(s) do not meet the rental history, employment criteria, credit requirements or has no credit, applicant(s) will be requested to pay an additional security deposit. A Co-signer can only be used if an applicant does not meet the income requirements. The co-signer must meet all of the above criteria as described in items 1-6 and co-signer must have a gross income equal to 5 times the monthly rent amount. Please note that all co-signers are jointly and severally responsible for the entire lease. No out-of-state co-signers


If Applicants are required to pay an additional security deposit in order to qualify for occupancy, the rental application shall be deemed conditionally approved. All move-in costs, including deposits, must be paid on or before the move-in date, which shall be no more than 5 days after approval. Applicants understand and agree that the processing fee is non-refundable and once approved a Holding Deposit shall be deposited within 24 hours of approval.


Applicants understand and agree that the Holding Deposit shall be retained by Management Company as liquidated damages if:

  1. The rental application is withdrawn by applicants for any reason whatsoever.
  2. The rental application is approved with or without conditions, but Applicants do not execute a Residential Lease Contract
  3. Applicants have provided false or misleading information in the rental application.

 

If any of the aforementioned events occur, all further obligations by Property Management to rent the Premises to Applicants Shall be terminated.


Once your application is approved, we can hold the property for 5 days with a non-refundable $250.00 holding deposit (once you move in this $250.00 will be applied to your 1st months rent). You will also be asked to sign an “Agreement to Rent.” Once this is done, we will set up a date and time for you to sign your paperwork, receive keys to your new home, and perform your inspection.


If a tenant is more than 15 minutes late to a move-in appointment that appointment will be rescheduled for a later date and time depending on availability.

Pet FAQ

Not all properties allow pets. Approval is not automatic, depending on what the property owner has instructed for their property or due to the insurance constraints (there are certain breeds of dogs or pets with an aggressive or bite history that are not allowed).           


Pets must be approved and registered with Full House Property Management BEFORE they are brought onto the premises.


At the time of completing pet application, the tenant/pet owner must have:

  • A certificate signed by a licensed veterinarian that dogs and cats are spayed or neutered.


  • A certificate signed by a licensed veterinarian or State/local authority that the pet has received all inoculations required by State or local law, and that the pet has no communicable disease(s) and is pest-free.


  • A certificate from the applicable local authority that a dog is registered with that authority of required. (The County of Tulare requires that all pets be registered by 4 months of age and within 30 days of entering the county.)


  • Execution of a Pet Agreement with Full House Property Management stating that the tenant acknowledges complete responsibility for the care and cleaning of the pet will be required.


Approval for the keeping of a pet shall not be extended pending the completion of these requirements.

 

TYPES OF PETS ALLOWED

Tenants are not permitted to have more than two (2) pets in any combination. This means that you may choose to have two dogs, two cats, two birds or a combination of not to exceed a total of two (2) pets.

A resident may keep no types of pets other than the following:

Dogs

•     Must be spayed or neutered.

•     Must have all required inoculations.

•     Must be licensed as specified now or in the future by State law and/or local ordinance.

•     Must be housebroken.

•     Must not be vicious and/or intimidating.


Cats

•     Must be housebroken.

•     Must be trained to use a litter box or other waste receptacle. Must be spayed or neutered.

•     Must have all required inoculations.

•     Must be licensed as specified now or in the future by State law and/or local ordinance.

Birds

•     Must be enclosed in a cage at all times.

Fish

•     Maximum aquarium size – 40 Gallons

•     Must be maintained on an approved stand.


 Other: Guinea Pig, Hamster or Gerbil, Reptiles, Amphibians

•     Must be enclosed in an acceptable cage at all times.


OUTDOOR ONLY

Resident/Tenant agrees that Pet will NOT be permitted INSIDE Resident/Tenant’s unit unless written approval is given. Use of grounds or premises for sanitary purposes will be kept cleaned & maintained.

 

ADDITIONAL FEES AND DEPOSITS FOR PETS

The resident/pet owner shall be required to pay one or more of the following


  • a non-refundable pet fee
  • pet rent
  • an increased deposit - Deposit will be added to the Security and Cleaning Deposit and will be considered refundable under the same deposit guidelines.


Full House Property Management reserves the right to change or increase the required fee, rent or deposit.


All reasonable expenses incurred by Full House Property Management as a result of damages directly attributable to the presence of the pet in the dwelling will be the responsibility of the resident, including:


1.    The cost of repairs and replacements to the resident’s dwelling unit;

2.    Fumigation of the dwelling unit and outdoor areas


INSURANCE REQUIREMENTS
Owner/Agent requires Resident/Tenant to carry $300,000 personal liability/renter’s insurance to cover damages caused by Pet. Insurance Policy shall name Owner and Agent as certificate holder and have
NO pet exclusions.


Resident/Tenant shall be liable to Owner/Agent for all damages or expenses incurred by or in connection with Pet, and shall hold Owner/ Agent harmless and indemnify Owner/Agent for any and all damages or costs in connection with Pet.
